Understanding Texas Roof Insurance Coverage

Texas law requires insurers to cover storm damage—but policies vary. Here’s what to know:

  • Most homeowners insurance policies require you to file a roof damage claim within 12 months.

  • Deductibles must be paid by the homeowner—this is state law. But don’t worry—we offer financing options to make it manageable.

  • Waiving your deductible is illegal in Texas under Insurance Code §707.002. Any contractor offering to do so is violating the law.

  • Your premiums cannot increase solely because of storm damage caused by hail, wind, or other “Acts of God.” You’re protected under Texas regulations.

  • Replacement Cost Value (RCV) Policies: Allow the depreciation to be paid once the scope of work is completed from your insurance company.
  • Actual Cost Value (ACV) Policies: Do not allow the depreciation to be paid once the scope of work is completed.

We’ve created a helpful calculator to help understand how this directly impacts your insurance claim for storm damage.

RCV vs ACV

Roof Claim Calculator

RCV: Your insurer pays the initial ACV (minus deductible) and then releases recoverable depreciation after the roof is completed. Covered supplements are added once approved.

$
Typical carrier replacement cost estimate (labor + materials).
$
RCV: recoverable after completion. ACV: usually non-recoverable.
$
Set by your policy; paid by the homeowner.
$
Items added after documentation (e.g., valley I&W, starter/HR, drip edge).
$
Examples: premium color, ventilation beyond code.
Replacement Cost Value (RCV) $0
Actual Cash Value (ACV) $0
Initial Insurer Payment (ACV − Deductible) $0
Final Insurer Payment (Recoverable Depreciation + Supplements) $0

Insurer Pays (Total) $0
Homeowner Out-of-Pocket $0
Insurer Pays Homeowner OOP

*Educational example. Actual results depend on your policy, scope, and carrier approvals. ACV policies typically do not pay recoverable depreciation.

How To File a Claim for Roof Damage

We don’t recommend filing a insurance claim for your roof until it has been professionally inspected.

  • We document real damage with inspection reports, drone footage, and photo evidence.

  • We work directly with your insurance to discuss scope of work.

  • We know Texas law, including deductible compliance and replacement code requirements.

  • We provide post-job photos for your records and insurance carrier.

  • We help get your property back to pre storm condition at the cost of your deductible.

What To Do If You Already Filed a Roof Claim?

Already filed a claim and not sure what comes next? Don’t worry—this is exactly where Vantage Roofing Solutions steps in.

Most homeowners call us after they’ve filed but are stuck waiting on an adjuster, confused by the paperwork, or holding an estimate that doesn’t match what a real roof replacement will take. That’s normal, and we help people through it every week.

Here’s how we’ll help you move forward:

  1. 1

We Find Out Where You’re At

We go through your paperwork together—policy type (ACV vs. RCV), deductible, and scope of loss—so you know what’s already approved and what’s still pending.

  2. 2

We Document. You Talk to Your Carrier

Texas UPPA laws mean contractors don’t negotiate claims. What we do is provide the documentation adjusters need: photos of damage, hail test squares, code items like ice & water in valleys, starter shingles, and ridge caps, plus accurate measurements.

If you want help with negotiations, we can connect you with a licensed Public Adjuster. They represent you legally, while we stay focused on the roofing work.
  3. 3

    We Compare Estimate vs. Reality

We flag missing items (ventilation, drip edge, or code upgrades) and explain them clearly so you’re never caught off guard by gaps in the carrier’s estimate.

  4. 4

    We Map the Next Steps

Once approvals are in, we help you choose materials (ask about our free Impact Resistant Class 3 Shingle Upgrade), schedule your build day, and make sure your claim is closed out properly.

Insurance Claims

FREQUENTLY ASKED QUETIONS

If your insurance company denied your roof claim, we can step in and help you figure out the next move.

The first step would be for us to review the denial letter with you, so you understand why the claim was turned down, or partially approved.

Then our team will schedule a time to do a full property inspection to document all the damage on the property, not just the roof.

If evidence supports it, we will help you request a reinspection and make sure the adjuster has everything they need on the roofing side, and we will make sure they document all the damage on the roof and property.

If your denial is more complex, we can connect you with a licensed public adjuster who’s allowed to handle the negotiations on your behalf.

At the end of the day, a denial does not mean you are out of options.

Yes, there is a deadline to file a roof claim, but the exact timeline depends on your insurance policy.

Since we live in Texas, most homeowners have up to one year from the storm date to file an insurance claim. Click Here to find storm date near you.

Make sure you are not waiting too long after a storm. This can put your claim at risk because insurance companies may argue that the damage got worse over time due to lack of maintenance, or worse can cause more damage to your property.

Yes, you can file an insurance claim for hail damage if your policy covers it. Most Texas homeowners insurance does cover hail damage.

The key to getting a hail damage claim approved is proving that there is actual hail damage on your roof, and supporting collateral damage on the property.

Collateral damage can include:

  • Gutters
  • Soft Metal Damage
  • Garage Door
  • Fence Damage
  • Paint Damage
  • Window Screens

If you recently had a hail storm, and you need help with your insurance claim. We can schedule a time to do a full roof inspection and property inspection to document the damage around the house to help you with a hail damage claim.

Yes, you can file an insurance claim for wind damage if your policy covers it. Most Texas homeowners insurance does cover wind damage.

The key to getting a wind damage claim approved is proving that there is enough wind damage on the roof to replace the whole roof vs. doing a repair job.

Factors that come into play are:

  • Roof Age
  • Amount of damage
  • Severity of damage

If you recently had a storm that caused damage to your roof, and you need help with your insurance claim. We can schedule a time to do a full roof inspection and property inspection to document the damage around the house to help you with a wind damage claim.

Homeowners insurance can pay for a full roof replacement, but only if the damage was caused by a covered event like:

  • Hail
  • Wind
  • Hurricane
  • Tornado
  • Fallen Tree

If the roof is simply put – to old, or worn out. It makes getting approved for a full roof replacement harder.

We can help figure out where you stand by performing a full roof replacement, document all damage on the roof, and compare it against your policy type (ACV vs. RCV). If the damages qualify, your insurance could cover the full roof replacement mind your deductible.

Recoverable Depreciation is the portion of your roof claim that the insurance company holds back unit the work is complete.

When you first get approved, the insurer pays the ACV (Actual Cash Value). This is the replacement cost – deductible – recoverable depreciation. Once the roof, or all the scope of work on the insurance claim is completed, the insurance claim will release the recoverable depreciation.

That money doesn’t go back in your pocket, it is meant to go to the roofing contractor to cover the full cost of the job. At Vantage Roofing Solutions, we walk you through this step so you understand exactly how the payments flow.
